Tenant Fees

At Lansbrough Lettings we are open and transparent with our tenancy fees.

Our Tenancy Application for a typical tenancy is £300 per property.

Our Tenancy Application Fee covers the cost of our comprehensive referencing plus a contribution to the preparation of a detailed inventory (which is for both the landlords and tenants protection to accurately record the condition of the property at the start of the tenancy). The fee also covers our administration time in producing all of the legal tenancy documentation.

Keep a look out as occasionally some properties have reduced Application Fee offers.

Unlike other competitors we don't charge you to provide references to your next landlord or agent if you do choose to leave one of our properties.

Our full list of Tenant Fees is as follows (all including VAT)

PRE-TENANCY TENANT APPLICATION FEES

  • Tenancy Application Fee = £300
  • Guarantor Admin Fee (if required) = £114

MID-TENANCY TENANT FEES (ONLY CHARGED AS REQUIRED)

  • Duplicate Tenancy Agreement = FREE OF CHARGE
  • Duplicate Copy of Signed Inventory = FREE OF CHARGE
  • Returned cheque or Standing Order = £20.00
  • Late rent chase letter = £24.00 we will initially chase late rent via email, phone & text – we will only write if there is no response / payment after 7 days
  • Cash processing fee = £20.00 where a rent payment is made in cash
  • Breach of tenancy letter = £35.00
  • Re-referencing Fee prior to renewal of Fixed Term = FREE OF CHARGE
  • Tenancy renewal fee = £60.00

POST TENANCY TENANT FEES (ONLY CHARGED AS REQUIRED)

  • Secondary Check-Out Fee = £60.00 - This fee is charged per tenancy and not per tenant.
  • TDS Administration Fee = £30– This fee is charged per tenancy and not per tenant.
  • Non cancellation of Standing Order / Rent Refund Admin Fee = £24.00 per refund.

OTHER POINTS OF INTEREST:

The Tenant will be responsible for insuring their possessions.

The Tenant will take over all utilities such as Gas, Electricity, Water/Sewage charges, Council Tax & Telephone upon moving into the property, and will be responsible for contacting the relevant suppliers over the course of the tenancy.

The Landlord is responsible for any repair/maintenance problems to appliances etc. but the Tenant is responsible for any breakages which should be reported immediately.

Decoration of the property must only be done with your Landlord’s permission

No pets are allowed unless the Landlord has given consent

Reasonable notice should be given in the event that the Letting Agent or Landlord wishes to inspect the property outside pre-agreed times. It is usual for the Agent to inspect the property at least twice during the term of your Tenancy and the Tenancy Agreement should cover this eventuality.

Most lets are for 6 months, although some Landlords may agree terms of 12-24 months.

Should you wish to quit your Tenancy earlier than the agreed term, you will be liable for all rent until the end of the agreed Tenancy+ a fee of £180.00. However, it may be worth considering negotiating a BREAK CLAUSE with the Landlord which, for example, could entitle you to give notice after 4 months.

In this case, you would only be liable for the rent for the notice period of 2 months, releasing you from the remaining 6 months of a 12 month Tenancy
