The Process

Step One .... An accurate Valuation

So often we have Landlords coming to us from other Letting agents with complaints about lengthy void periods. This is most often caused by over enthusiastic Agents competing to gain the valuation and then hoping they can get the price. We know and understand the Abingdon property market and are confident of getting the best price every time. It is essential that any agent can justify the valuation with a like for like comparison. Step Two .... Selecting you Agent

We take the view that choosing a letting agent is a personal decision. The hope is that you will be dealing with the same individual for many years. It is our belief, that it should be the same person who meets the prospective tenants and shows them the property. Many of our clients have used us for over ten years, some close to twenty. Making this decision is not a short term thing .....

Step Three .... Choose your Service

We try to be as individual as we can with our Landlords;

In general we offer three services.

  • Tenant Find
  • Internet Marketing

Different services and fees will apply for each option. At this point it is essential that your property has a EPC (Energy Performance Certificate)

Step Four .... Property Presentation

In order to achieve the very best possible price for your property it may be beneficial to complete a few improvements, touch ups, or repairs. Whether it be DIY, a coat of paint, fixing a cupboard door. This can be discussed with us and we can introduce you to skilled tradespersons if required. We will also ensure that any soft furnishings at the property are compliant with the furniture and furnishings (Fire Safety) Regulations.

In brief a few examples

  • Ensure the property is well aired. A pleasant aroma creates a welcoming feel.
  • Renters pick up on wobbly banisters or mould in the bath sealant. They may then wonder what other areas of the house require repair.
  • Ensure the property is well lit and at a comfortable temperature for viewings

Step Five .... Marketing your Property

Lansbrough Lettings advertise on over 30 websites including Zoolpa, Rightmove and Prime location. 96% of applicants beginning their search online, we have additional advertising through other routes to ensure we reach as many Applicants as possible.

Within 24 hours, sometimes sooner, of being instructed we are able to get your property on line with the bigger portals, and your property will be emailed to all suitable applicants.

Step Six .... Offers

All offers received by us will be put into writing with full details of the offer (price, move in date and any specific requirements). We will also call to discuss the applicant and the offer in a little more detail. We would hope to respond to the Applicant within 24hrs at which point, if successful, we will take a reservation fee in order to secure the property and we shall start seeking references.

Step Seven .... References

A huge advantage of using Lansbrough lettings is our very strict and Personal, Reference service. The first step starts at the viewing, the second during the offer stage and then the prospective Tenant will have a fill in a comprehensive form which will be followed up in every detail to ensure accuracy and suitability. It is our extremely vigilant referencing process, on all potential tenants, that gives you piece of mind that who is living in your property is fully investigated and personally approved.

Step Eight .... The move-in process

Whilst references are being agreed we undertake to complete an Inventory, this is usually completed by us, however, some landlords like to complete their own. We also require a professional clean of the property and a Gas Safety inspection certificate. Applicants will pay the deposit and the first month’s rent. The deposit is lodged with the DEPOSIT PROTECTION SERVICE (DPS). The tenants come to our office and sign the tenancy agreement, deposit prescribed information forms and inventory, collect the keys and take our welcome pack.

Congratulations .... you have let your property.
